What We Are Called Out For
Most of what we see traces back to the age of the house. Lenexa's housing stock runs from 1950 up through 2004, with the median build year landing around 1980, and across the 19 named areas we cover the bulk of it is 1980s and 90s construction. That means a lot of steel doors on extension or torsion springs that were sized for a lighter door twenty-some years ago, openers with chain drives that have outlived their gears, and tracks that have racked slightly as slabs settle.
We get called for broken torsion springs on double-car doors, openers that run but won't lift, cables that have frayed off the drum, and rollers that have worn down to the point the door shudders on the way up. We also see damage from the cold-moderate winter swings this area gets - metal contracts, hardware loosens, and a door that worked fine in October starts binding by January.
We don't do new construction framing or structural garage work. If the opening itself needs to be rebuilt, that's a carpenter's job, not ours. What we do is diagnose the door and opener system that's already there and either fix it or tell you plainly when the parts on hand aren't worth chasing.
Plain Answers
A garage door job usually comes down to one of a few things: the springs, the opener, the track and rollers, or the cables. We tell you which one it is before we start work, not after.
On a house from the 1980s or 90s - which describes most of what's around here - the original hardware is often still on the door. That's not automatically a problem, but torsion springs have a cycle life, and a spring installed when the house was built has usually done its job and then some. If yours snaps, replacing just that spring is normal work, not an upsell.
We also get asked whether repair or replacement makes more sense. If the door panel itself is dented, rusted through, or the track is bent beyond a clean re-align, a repair patch just delays the same call a year later. We'll say so instead of billing you twice.
One honest limit: we work on garage doors and openers, not on the walls, gutters, or siding around them, and if a job needs a part that's back-ordered, we tell you the wait instead of guessing.
